  • Professional Team Integration: We introduce HHM to all parties (Client, Co-agent, Attorney/Title) as a seamless extension of your professional brand.

  • EMD Management: We provide clear Earnest Money instructions for buyers and, once received, distribute confirmation to all parties to satisfy contract requirements.

  • System Architecture: Direct management and upload of all files into your brokerage’s compliance portal (SkySlope, Command, Dotloop, etc.).

  • Client Concierge Welcome: Delivery of a "Welcome to Escrow" packet to your client, featuring document copies and a customized Milestone Roadmap.

Phase 2: Precision Deadlines & Inspections

Goal:Proactive risk management and timeline preservation.

  • The Master Clock: Constant monitoring of all contract contingencies (Inspections, Appraisal, Financing) with proactive alerts so no deadline is ever missed.

  • Inspection Orchestration: We coordinate Home, Termite, and Radon inspections; summarize key findings; and draft Repair Addendums for your review.

  • FHA/VA Specialist: We ensure all specific FHA/VA clauses and mandatory disclosures are signed and submitted early to avoid underwriting delays.

  • Signature Collection: Rapid turnaround on all amendments and addendums throughout the transaction to keep the deal moving.

  • Vendor Accountability: We track and collect all repair receipts and invoices from the listing agent to verify work completion before the final walkthrough.

    • For Sellers: We provide "The 48-Hour Rule" reminder—ensuring utilities stay on for 2 days post-closing—along with reminders to cancel ongoing maintenance services.

  • Financial & Final Compliance Audit: A detailed review of the ALTA/Settlement Statement and a closing-day compliance check to ensure the file is audit-ready for your broker.

  • Commission Dispatch: Delivery of Commission Instructions and DA forms to the closing agent to ensure you are paid the moment the file funds.
